My realtor says that I don't have to stage my home!
That is absolutely correct! No one HAS TO stage their home. However, homes that haven't been professionally staged will often sell for less and be on the market for longer periods of time. Not staging or selling the property "as is" will help drive foot traffic to your competitor. Think of it this way: a reduction of $10,000 in the selling price is $10,000 out of your pocket. Can't I just stage my own house?

You are fortunate to have been able to have a professional decorate your home. However, STAGING IS NOT DECORATING. Your home has been decorated for YOU. Staging creates inviting spaces for the BUYER. You may love the "farmhouse look" or maybe you're all about mid-century modern. By leaving your decor "as is", your product is too "taste specific" and can impact whether a buyer will even want to tour your home.
Can't buyers just look past my stuff or empty rooms?
